Paws, Claws & New Tenancy Laws

If you’ve ever popped into the Click office, you’ll know we’re completely obsessed with our pets. They’re part of the team at this point (even if they work from home). 🐾


From 1 December 2025, new tenancy legislation will give tenants the presumptive right to keep pets in their rental homes. For landlords, this means you can’t unreasonably refuse a tenant’s request to have a pet unless there are genuine grounds to do so.


Examples of reasonable grounds include the type of property, the number or kind of animals, body corporate rules, or a clear risk of damage that can’t be properly managed.


What’s changing for landlords

  • Pet bond: You can now collect an additional bond of up to two weeks’ rent (one per tenancy, not per pet). This can take the total possible bond to six weeks.

  • Liability: Tenants will remain fully liable for any pet-related damage beyond fair wear and tear.

  • Inspections: Routine inspections will be completed before and after a pet is introduced or removed to accurately record the property condition.

  • Insurance: Review your insurance policy to confirm that pet-related damage is covered, or talk to us about comprehensive landlord insurance options through Real Landlord Insurance.


Why allowing pets can be positive

Allowing pets can be a smart move for landlords. Pet-friendly homes attract more applicants, often rent faster, and can encourage longer tenancies. With many Kiwi renters now owning pets, this shift reflects what tenants are looking for in a long-term home.
