Gas Safety for Dunedin Rental Properties: What Landlords and Tenants Need to Know

If you use gas to power appliances in your rental property, it’s essential to understand the risks and how to use gas safely. Whether you’re a landlord or tenant, being aware of gas safety can help prevent dangerous situations and keep your property compliant with regulations.

Gas Safety for Dunedin Rental Properties: What Landlords and Tenants Need to Know

How to Recognise and Respond to a Gas Leak

Gas is deliberately given a strong sulphur-like smell, similar to rotten eggs, to make leaks easier to detect. If you notice this smell, act immediately. If there is a fire, call 111 right away.

Steps to Take for a Suspected Gas Leak:

1. Shut off the gas supply – If it’s safe, turn off the gas at the meter by setting the valve handle to a horizontal position (parallel to the ground). For bottled gas, turn the cylinder valve clockwise until fully closed.

2. Increase ventilation – Open windows and doors to allow gas to escape.

3. Prevent ignition risks – Avoid flames, cigarettes, vapes, and any items that could spark. Do not use electrical appliances, including mobile phones, or switch anything on or off.

4. Leave the property – Evacuate immediately and call your gas provider from a safe location, such as a neighbour’s house.

5. Do not turn the gas back on – A registered gasfitter must inspect and confirm that it is safe before restoring the supply or using appliances.

If you or anyone in the area feels dizzy, nauseous, or develops headaches, seek medical attention immediately and inform the doctor of potential gas exposure.

Keeping Gas Appliances Safe in Your Rental Home

To ensure a rental property remains safe, landlords must have gas appliances installed and maintained by a registered gasfitter. Always ask for their ID card from the Plumbers, Gasfitters, and Drainlayers Board or verify their credentials online.
