Bond Refund Form: We invite existing tenants to sign your bond refund form when handing keys back into the office. This allows the property manager to submit the bond refund form to Tenancy Services promptly after conducting the final inspection, avoiding any delays. If you have other flat mates or people on the lease, make sure everyone has signed the form. 

Document the Condition When You Move In: When you first move into the property, you will receive a detailed entry condition report. Take the time to review this report and note any existing damage or marks that may not have been recorded. This documentation will be helpful when it comes to the end of your tenancy. If you note any discrepancies, we ask you to report these to us within 3 working days of moving in. 

Cleaning: Your rental property must be left in a reasonably clean and tidy state, as required by the Residential Tenancies Act. The property should be returned to the same condition when you moved in (less fair wear and tear). It’s helpful to refer to your entry inspection report, which you received at the start of your tenancy. Key areas to ensure they are clean include carpets (vacuum and remove stains), ovens and appliances, windows, window channels and sills, skirting boards, light switches, shower glass, walls, ceilings, and floors. Routine cleaning throughout your tenancy will also make the final clean easier. 

Maintenance and Repairs: If a maintenance or repair issue arises during your tenancy, inform your property manager as soon as possible. Timely reporting can prevent minor issues from becoming major problems. If your tenancy agreement specifies that you are responsible for garden and lawn maintenance, ensure these areas are taken care of before the end of your tenancy. 

Rubbish: Plese remove and dispose of all your rubbish and unwanted goods before the end of tenancy. 

Rent: You are required to pay your rent to the last day of tenancy. Sometimes the last payment is not a full week's rent. Please contact us to confirm final payment and amount required if you are unsure of this.
